A substantial city home with a park outlook

Facing Lumpini Park, NIMIT brings together central Bangkok living and an expansive green outlook. For buyers who spend busy weeks at work and enjoy weekends at home, that view becomes part of everyday life. Homes above 300 sqm offer generous scope for gathering as a family and entertaining friends.

Curved glass shapes the building, with corners designed for open views. The north and south elevations incorporate balconies and floor-to-ceiling glass. During a viewing, move from the living room to the dining area and balcony: compare the park and city outlook from the places where you would spend the most time.

Design that reaches the kitchen and balcony

Italian practice ACPV ARCHITECTS, founded by Antonio Citterio and Patricia Viel, developed the architectural concept. Its involvement extends to materials, kitchen design and the communal gym and equipment. Project architect The Beaumont Partnership also lists local architectural, interior and landscape consultancy work.

Engineering consultant Ramboll addresses everyday comfort: the outside of the building is designed to let in daylight while reducing heat from the sun. Its cooling system keeps outdoor air-conditioning units off the balconies. A planted greenhouse entrance creates a space between the outdoor heat and the interior, with room for residents to relax. These details address how a glass-fronted home responds to Bangkok’s climate.

For penthouse buyers, one particular residence features furniture, fabrics and textiles from Loro Piana Interiors, the group’s interiors division, offering a distinctive material-led approach.

What is Chiva-Som, and what does it bring home?

Chiva-Som (ชีวาศรม) is a wellness-resort brand that opened in Hua Hin in 1995. Its resort combines exercise, nutrition, spa and physiotherapy services, with advisers tailoring stays to individual goals. Guests go there to rest, exercise and make time for themselves.

At NIMIT, Chiva-Som’s role covers facilities management, personalised wellbeing services and resident activities. The residential offering includes residents’ pool, spaces for relaxing in water and warmth, fitness and shared spaces, alongside options for individual consultations and treatments. For someone with a demanding schedule, the appeal is bringing time for exercise and relaxation into the place they live.

Two show homes to explore in person

The completed Sunrise and Sunset residences present different settings through orientation, natural light and park and city views. A.D. recommends seeing both: experience the light, then consider where family meals, entertaining and quiet time would fit into each space.

As of 27 October 2026, construction is complete, with transfers of sold homes expected to begin late in the year. Private viewings are available, giving prospective long-term residents the opportunity to experience the project’s scale and show homes firsthand.
