On Wireless Road, would you put a private lift lobby at the top of your wish list, or more places for the family to spend time together? Upper House offers both, in two different buildings. The 156-home Upper House Residences Bangkok pairs private arrivals with wellness and residential services. The Wireless Residences by Upper House starts at one bedroom and adds family spaces, shared kitchens and pet-friendly paths.

Both are freehold residences developed by City Dynamic, the joint venture between City Realty and Swire Properties, on Bangkok’s Wireless Road (ถนนวิทยุ). They share the Upper House name, but the layouts, interior designers and shared spaces give each its own appeal.

A private arrival, before you even reach the front door

Upper House Residences Bangkok is planned with 156 homes over 52 storeys, from two to four bedrooms and penthouses. Every residence has a private lift lobby. For buyers who value privacy in a long-term home, that separate arrival space is a substantial part of the attraction, not simply another item on an amenities list.

BAR Studio is designing the interiors. Planned facilities at ground level and Levels 43–45 include vitality pools, spa and steam spaces, fitness studios and lounges. Private meeting rooms, in-residence dining and personalised services add another dimension: room to host, support with everyday arrangements and places to exercise within the development.

The Wireless gives shared family life more room

The Wireless Residences by Upper House is planned with 239 homes across 71 storeys, with interiors by PIA Interior. Its range runs from one to four bedrooms and penthouses. A one-bedroom home gives smaller households an entry into the brand, while larger layouts offer options for people living together.

Shared kitchens and dining areas make space for gatherings. Gardens, courtyards and pet-friendly paths sit at ground level; pools and family spaces are planned for Level 11, with wellness and fitness on Level 43. For households with children or pets, these are useful extensions of the home beyond its own front door.

A.D. sees the choice in the way the two buildings organise daily life. Upper House is the stronger starting point for private arrivals and wellness. The Wireless has particular appeal for buyers considering a one-bedroom home or expecting to make regular use of shared family facilities.

What THB 10 billion in sales says about the price positioning

Swire Properties’ 23 October 2026 announcement put combined sales at THB 10 billion and nearly 100 residences since private previews began in May. Reported transactions included some unit types at around THB 500,000–600,000 per sqm and other residences above THB 850,000 per sqm, placing the development firmly in the luxury segment.

International roadshows are planned, beginning in Hong Kong. In Bangkok, the residences lounge and three show homes already provide a closer look at private arrivals, room proportions and the work of the two interior-design teams. These differences become much clearer inside than in a photograph of the towers.

Upper House service, with two different homes in mind

Swire Hotels’ Upper House team will provide residential management, concierge and hospitality services for both buildings. Upper House Residences Bangkok is scheduled for completion in 2030, followed by The Wireless Residences by Upper House in 2031. For buyers planning a future Bangkok home, the layouts, shared spaces and timetable form one decision.
