Traffic moves along Rama IV Road while the trees of Lumphini Park spread into the distance. This central Bangkok avenue follows the park’s southern edge. Across the road are water and shade, with the city’s towers rising beyond.
Lumphini Park was Bangkok’s first public park and is now a century old. People run beside the lake in the morning and walk under the trees in the evening. Offices, hotels and residences surround it; inside are lawns, water and mature trees. In this part of Bangkok, a busy city and an unhurried park sit across the road from each other.
Rosewood Residences Bangkok will stand directly opposite the park, beside SO/ Bangkok hotel. The 37-storey building will contain just 85 private homes and is scheduled for completion in 2030. Rosewood, the international luxury hotel brand, is bringing its service into homes owned by their residents.
A new Bangkok home for Rosewood
Rosewood is the hospitality brand behind Rosewood Hong Kong and a collection of luxury hotels and resorts around the world. Its existing Bangkok hotel is on Ploenchit Road, where the building’s distinctive form takes inspiration from the wai, the Thai greeting made with palms together. The new residences occupy a different address on Rama IV Road, facing Lumphini Park.
Announced on 28 October 2026, Rosewood Residences Bangkok will be the brand’s first residential development in Southeast Asia. The 85 residences will be sold to private owners and supported by a dedicated residential team. Owners will also join Rosewood’s global residential community, with personalised services and experiences connected to its hotels and resorts.
For someone already fond of Rosewood, the attraction is a home supported by a familiar hospitality brand. At the end of a trip, a hotel key goes back to reception. Here, the front door is your own.
A Thai developer and a Japanese partner
The developer is SC Asset, a listed Thai real estate company whose residential business spans detached houses and condominiums. The company responsible for developing, offering and selling this project is SC CD4 Co., Ltd.
Its investment partner is Tokyo Tatemono, a Japanese real estate company founded in 1896 that develops and operates homes, office buildings and commercial properties in Japan. Its Thai subsidiary, Tokyo Tatemono Thailand, is participating in the investment, while Rosewood provides the residential brand and service offering.
The project was previously followed under the names SC Residence and SC Residences. With the formal brand announcement, it now has the name Rosewood Residences Bangkok.
The project’s environmental impact assessment (EIA) report has received approval. This review addresses the development’s effects on its surroundings. The announced completion target is 2030.
Two bedrooms from about 173 sq.m., with whole-floor homes above
The residence plans begin with two-bedroom homes of approximately 173 sq.m. Two bedrooms range from approximately 173–194 sq.m., three bedrooms from 223–279 sq.m., four bedrooms from 270–364 sq.m., and five bedrooms reach approximately 648 sq.m. The mix offers room for a couple’s Bangkok home as well as larger family residences.
In the preliminary plans, every residence is designed to enjoy an outlook towards Lumphini Park. The view from each home will vary with its floor, position and layout, with final details subject to the released sales plans.
The proposed floor arrangements continue that generosity: four homes per floor on levels 8–20, and one approximately 648 sq.m. residence occupying each floor on levels 34–37. Private lift access is also planned, providing an individual entrance to the home.
These areas, floor distributions and specifications belong to the preliminary residential plans and remain subject to the formal sales scheme. The development is freehold, offering privately owned homes for long-term use.
Price positioning at Bangkok’s ultra-luxury end
Rosewood Residences Bangkok is aimed at the uppermost end of the city’s condominium market. Preliminary market information from August 2026 indicated a budget threshold of around THB 150 million. This is a pre-launch reference, rather than an official starting price released with the brand announcement. Individual quotations will depend on area, floor, orientation and park outlook.
That budget corresponds to a particular combination: a freehold home directly opposite Lumphini Park, two bedrooms beginning at approximately 173 sq.m., only 85 homes in the building, and a dedicated Rosewood residential service team. It brings a substantial central Bangkok home together with the care associated with a hotel brand.
For some buyers with a generous budget, paying more is a way to live somewhere they particularly want to be. One may be drawn to the open park setting, another to a whole-floor five-bedroom home, another to the familiarity of Rosewood. At this level, the address, privacy and personal preference become substantial reasons to choose a residence.
A tower rising behind the trees
The architectural rendering shows a tower made up of offset sections at different heights. Horizontal lines trace the façades, stepping inward at selected levels with planting between them. The warm-toned exterior stands behind the canopy, giving the building a clearly articulated silhouette when seen from the park.
Preliminary amenities include a club and swimming pool on level 7, shared facilities on level 22, and elevated leisure facilities on level 31. These spaces extend residents’ opportunities to swim, relax and spend time together through the building.
Parking is planned at 298 spaces for 85 homes, an overall ratio of about 3.5 spaces per residence; individual allocations will follow the specific arrangements. Pet-friendly living is also included in the planning, with parking and pet-management details to follow in the sales scheme.
Beyond the park, central Bangkok
This part of Rama IV Road connects with Silom and Sathorn, two established business districts with offices, restaurants and hotels. Nearby Lumphini MRT station links the neighbourhood with other parts of Bangkok. A park-facing address retains the convenience of city-centre life.
Nearby One Bangkok is a major mixed-use district at the junction of Rama IV and Wireless Road, bringing together offices, hotels, homes, shopping and dining. Its retail district opened in 2024. It adds places to eat and browse at weekends, as well as options for everyday meetings and meals. Lumphini provides the established green setting; One Bangkok brings a newer layer of city life.
SO/ Bangkok is the hotel beside the project and a useful landmark for this stretch of Rama IV. The neighbourhood photograph shows the relationship between the road, hotel and development site; the cover is an architectural rendering of the future residence.
