On the weekend of 26–27 September 2026, SC Asset held the First Preview of Reference BAIE River Bangpho, its first riverside condominium on the Chao Phraya. By the Sunday evening, unofficial bookings had passed ฿2,000 million, according to reports in the Thai business press. The formal presale has not even opened yet; it is scheduled for 17–18 October.
This is happening in a market most people describe as slow. So the obvious question is the right one: if the market is bad, why did this one sell so fast?
The market is slow. Just not everywhere.
The headline numbers are real. Across Greater Bangkok, low-rise housing sales fell 11.4% year on year in the second quarter of 2026, and the unsold low-rise stock would take an estimated 67 months to clear at the current pace, according to the Real Estate Information Center (REIC). Condominium transfers to foreign buyers fell 17.3% in the first quarter.
But the same REIC report shows the other half of the picture. Condominium sales in Greater Bangkok rose 19.5% year on year in Q2, while developers launched fewer new projects. Total unsold inventory across the region fell 10.2%.
In other words, the slowdown is a selection problem, not a demand problem. Buyers have not left the market. They have become very particular about what they buy. A well-located project from a developer they trust, at a price that makes sense, still sells. An ordinary project on an ordinary road does not.
Reference BAIE sits squarely in the first group. Here is why.
Four reasons buyers moved quickly
1. It is SC Asset's first project on the river
SC Asset has built a reputation over several decades for build quality and after-sales service. It has never before built a condominium on the Chao Phraya. First projects of this kind tend to be priced to establish the address, not to maximise margin, and experienced buyers know it. The developer's own positioning speaks of a "vacation condo": a place to come home to, built around the river rather than simply beside it.
2. Riverfront living at an entry price
Units start from ฿2.79 million for a studio of 23.8 sq.m, which works out to under ฿120,000 per square metre on the entry unit. The Chao Phraya in central Bangkok is almost never available at that level. That gap, between what the river usually costs and what this launch asks, is the single biggest reason for the weekend's numbers.
The range runs well beyond studios:
| Type | Size (sq.m) |
|---|---|
| Studio | 23.8 – 27.8 |
| 1 Bedroom Retreat | 34.6 – 35.3 |
| 1 Bedroom Exclusive | 34.0 – 53.2 |
| 2 Bedroom Signature | 47.5 – 53.6 |
| 2 Bedroom Suite | 67.5 – 91.3 |
| 3 Bedroom Residence | 125.1 – 176.0 |
| Riviera Penthouse | 274.4 |
Units are offered fully furnished.
3. A location that is about to change
Bang Pho has long been known for its timber and woodworking trade. That is changing quickly, and for reasons that are already built rather than promised:
- MRT Bang Pho (Blue Line) is about 450 metres away, with Bang Sue Grand Station a short ride on.
- Siriraj Hospital's Bang Pho campus is roughly 100 metres from the site, bringing medical staff, patients' families and a steady rental market.
- The new Parliament House is about 750 metres away, and Gateway Bang Sue is close by.
- Bang Pho Pier connects the neighbourhood to the river boats.
For an investor, a major hospital within walking distance is one of the most dependable sources of tenants in Bangkok. For an owner-occupier, it means the neighbourhood is growing up around the building rather than waiting for something to arrive.
4. A building designed for families, not only for investors
SC describes the concept as Multi-Generation Living: common areas for rest, health, exercise, work and family time, designed for several ages under one roof. The site is about 13 rai with two high-rise towers and a mid-rise building, around 1,740 residences in total, and a riverside terrace, wellness facilities, pools and designated pet-friendly floors. SC's condominium team credited both the riverside location and the multi-generation concept for the strength of the response.

What ฿2 billion in bookings does and does not mean
A strong preview weekend is a signal, not a guarantee, and it is worth being precise about it.
- These are bookings, not contracts. The figure is described as unofficial. Some bookings will not convert at contract. The number that matters is how many do.
- The best stacks go first. In a riverside building, the difference between a full river view and a partial one can be large, both in how the unit lives and in what it resells for. After a weekend like this, the most obvious river-facing units in the preferred towers will be the first to go.
- Scale cuts both ways. Around 1,740 residences is a large community. That supports facilities and rental demand, but it also means you will compete with other owners when you rent or resell. Choosing the right unit type and view matters more here than in a boutique building.
- Completion is some years away. The developer's partner materials do not state a completion date, and we would not quote one until SC does.
If you are a foreign buyer
The project has a foreign-quota allocation, so a non-Thai buyer can own a unit freehold, within the legal 49% limit on foreign-owned floor area. Two practical points:
- Payment terms differ for foreign-quota units. The foreign-quota schedule is not the same as the Thai-quota instalment plan; expect a larger share due at contract. Ask for the FQ schedule specifically before you book.
- Plan the remittance. Purchase funds must come into Thailand from abroad in foreign currency, and the receiving bank issues the Foreign Exchange Transaction form (Thor Tor 3) that the Land Office needs at transfer.
Our view
Reference BAIE did not sell quickly because the market turned. It sold quickly because it offers something the market rarely does: the Chao Phraya, from a developer buyers trust, near a train line and a hospital, at an entry price that makes the decision simple. That is what buyers are paying for in 2026, and they are paying for it fast.
If you are considering it, the question is no longer whether the project is good. It is which unit, which tower and which view, and those answers are narrowing by the week.
A.D. works with SC Asset as a partner agent. We have filmed the project ourselves and can walk you through the plans, the views by floor and the foreign-quota terms, in English, Thai, Chinese, Myanmar or Russian.
