ROMM Convent: a CBD condominium designed around your health

Proud Real Estate’s 175-residence tower on Soi Convent pairs a Silom–Sathorn address with six floors of facilities and health services from BNH Hospital, across the road. It is finished, open for viewing and about 90% sold.

Most new condominiums in Bangkok sell their location and their facilities. ROMM Convent, by Proud Real Estate, adds a third promise: that the people who live there will be healthier for it. The building on Soi Convent is now complete and open for viewing, and around 90% of its residences are already sold.

A quiet soi in the middle of the CBD

Soi Convent links Silom and Sathorn, so Rama IV, Silom and Sathorn roads are all minutes away. Within walking distance are schools, hospitals, street food, fine dining and Michelin-listed restaurants, as well as the city’s newest mega-projects: Dusit Central Park, One Bangkok and Park Silom.

It is also greener than most people expect of Sathorn. The soi is shaded and pleasant to walk, with a warm, residential feel that is rare this close to the business district.

Only 175 residences

On a plot of just over one rai, ROMM Convent has only 175 residences, with parking for 113% of them. Fewer neighbours means the facilities are rarely busy and the building feels private. New launches with so few, and such large, homes are becoming hard to find, as most developers add units to share the cost of the land.

Six floors of facilities

The facilities are spread over six floors, so there is always somewhere quiet to work, train or unwind. The design is warm and resort-like, with rich timber and brown travertine, balancing luxury with comfort.

Ground floor

  • A Sensory Garden at the entrance
  • The lobby reception and a lobby co-working space
  • Fitlab Café, a double-height room to work, meet or take a break
A double-height lounge with a timber spiral staircase, cream sofas and green marble

Second floor

  • A Teens Club with study, meeting and music rooms
  • A Library and Wellness Lounge, with a private consultation room

Floors 30 to 32 and the rooftop

The top floors step up one into the next and are linked all the way through:

  • A 25-metre, half-Olympic active pool with a hydrotherapy pond and jet massage, looking towards Lumpini Park, plus a children’s pool and a waterfall
  • A gym equipped by Technogym for weights and cardio, with body-composition and bone-density checks to track your progress
  • A Wellness Studio for yoga and Pilates
  • A Sky Lounge for working, reading or art, with matcha to make for yourself
  • A Sensory Playground designed around children’s development
  • A Family Onsen, a Meditation Pod, a Treatment Room and Aquasymphony, a luxury experience shower
A long rooftop swimming pool with sun loungers under a timber canopy and the city beyond

Health care from across the road

BNH Hospital is directly opposite the building, and residents have access to its services, including:

  • A welcome health screening
  • A family doctor programme
  • Emergency medical access
  • Healthcare connectivity around the clock
  • A personalised wellness programme

It is a thoughtful idea: a building designed not only to be a good place to live, but to support a healthier life once you are there.

The residences

ROMM Convent favours large homes, and the residences still available start at two bedrooms. The specification is among the best in Bangkok’s super-luxury market: 2.95-metre ceilings, concealed air conditioning, full-height glass, tall and wide doors, a kitchen fitted with Gorenje appliances from Europe, and counters in Ice Jade green marble.

Our view

ROMM Convent brings together things that are rarely found in one building: a central yet peaceful address, very few neighbours, generous facilities, a high specification and health care on the doorstep. With the building finished and transfers under way, this is a good moment to see the real thing rather than a show unit.

It is freehold, at prices that compare well with leasehold launches in the area, which makes it worth a serious look for anyone who wants a large home in the city rather than a small investment unit.
