Upper House Residences Bangkok and The Wireless Residences: Now Open for Private Viewing

After an invitation-only phase, the world's first Upper House branded residences, on Wireless Road opposite Lumpini Park, can now be viewed by appointment. What is there, how the two towers differ, and what to look at when you go.

Until recently, the only way to see Upper House Residences Bangkok was by invitation. That has now changed. The residences, and their sister tower The Wireless Residences by Upper House, are open for private viewing by appointment at the Upper House Residences Lounge on Wireless Road. Walk-ins are still not accepted: you register, and the sales team schedules a time.

If you have followed the project on paper, it is worth seeing in person. The care that has gone into the details is the reason Upper House Hong Kong has been ranked in the top ten of The World's 50 Best Hotels for the fourth consecutive year, placing eighth in 2026. The residences are the brand's first anywhere in the world.

Both towers share one address: a 7.9-rai freehold site on Wireless Road, directly opposite Lumpini Park, near the Sarasin junction.

  • Architecture: Foster + Partners
  • Landscape: PLandscape
  • Wellness programme: GOCO
  • Developer: City Dynamic, a joint venture of City Realty and Swire Properties
  • Construction: began April 2025; Swire has said it expects completion in 2030

Why this address matters

Wireless Road is Bangkok's diplomatic avenue, lined with embassies and a short walk from Lumpini Park, the city's central green. Much of the prime land along it is leasehold. A freehold site of this size, facing the park directly, is extremely rare, and it is unlikely another will come to market.

Foster + Partners curved the towers' geometry to open the views towards Lumpini Park, and the landscape design uses native planting to carry the park into the grounds. From the upper floors, Benjakitti Park and the city skyline sit beyond.

Two towers, two ways of living

Upper House Residences Bangkok

The smaller, more private of the two. Interiors by BAR Studio lean on natural materials, tactile timber and calm stone, with close attention to light. Residences range from two-bedroom homes of around 125 sq.m to four-bedroom residences, with penthouses above 700 sq.m. A full wellness programme has been developed with GOCO. Reported pricing begins at around ฿45 million.

The Wireless Residences by Upper House

Taller, with more residences, and planned around the way many Thai and Asian families actually live: several generations under one roof. PIA Interior has designed generous dining rooms and open kitchens for time together, while keeping private spaces for each member of the family.

Service, the Upper House way

The service is what separates a branded residence from a well-built condominium. Residents have:

  • 24-hour concierge, security, porter and valet
  • À la carte services on request: personal training, wellness consultations, housekeeping, childcare and tutoring, travel planning and private dining
  • Wellness-led common areas: fitness studios, treatment rooms, thermal facilities and sky pools

This is a residence, not a hotel. There is no hotel lobby traffic; the Upper House approach to service is brought into the home instead.

What to look at when you visit

A private viewing is short, and the lounge is designed to impress. These are the questions we would take with us:

  1. Which tower suits how you will live. The two buildings are designed for different households. Decide this first; it narrows everything else.
  2. The view by floor and stack. Ask to see the park view at the floor you are considering, not the best one in the building.
  3. Service charges. Branded service costs more to run. Ask for the expected common-area fee per square metre and what it includes.
  4. Payment schedule to completion. With completion expected around 2030, understand how payments are staged over the construction period.
  5. Foreign ownership. The building is freehold, but foreign ownership is limited to 49% of floor area. Ask how much foreign quota remains in the unit type you want.

How to arrange a viewing

Viewings are by appointment only. A.D. can arrange a visit, accompany you to the lounge and advise on the choice between the two towers, in English, Thai, Chinese, Myanmar or Russian.
